3737 Market Street University City Science Center | Wexford Science + Technology

The new, 14-story, 350,000-sf building within the University City Science Center stands adjacent to the Penn and Drexel campuses. A partnership between Wexford Science and Technology, LLC, and the University City Science Center developed the project specifically for the University of Pennsylvania Health System. The mixed-use space features retail, office, surgery, rehabilitation medicine, laboratory, a large therapy pool, and upper-floor CAT and MRI scanning facilities. After enabling an early start to construction by providing a complete set of construction documents on a fast-track schedule, Keast & Hood, by way of innovative engineering and close work with a wind-tunnel laboratory, helped enable the owner to competitively add two unplanned floors to the building after all foundations and ground-floor structure was built. As part of this project, Keast & Hood also provided services for the core and shell for Spark Therapeutics’ new manufacturing facility within the building. Other key features of the steel-framed structure include:


• Long cantilevers on three sides of the building to enable column-freespaces at the perimeter of the floor plates.

• Sophisticated vibration analyses in order to accommodate surgery,CAT, MRI, and lab space requirements.

The building is LEED Gold certified.
